What Is Your Home Really Worth? Why Online Estimates Don’t Tell the Whole Story

It’s one of the first questions most homeowners ask when they start thinking about selling: what is my property worth?

Today, finding an answer can seem as simple as typing your address into an online property estimator. Within seconds, you’re presented with a figure, sometimes even a surprisingly precise one.

But while online estimates can be a useful starting point, there is a lot they simply can’t see.


An Algorithm Has Never Walked Through Your Home

Online property estimates are generally based on available data, including previous sales, land size, property characteristics and recent transactions in the surrounding area.

What they can't fully appreciate is how your home actually feels.

They don't walk through the front door and notice the natural light. They don't see the quality of a recent renovation, the outlook from the entertaining area, the privacy of the backyard or how beautifully a home has been maintained.

And in suburbs such as Ormiston, Cleveland and Wellington Point, these differences can have a significant impact on what buyers are prepared to pay.


Not All Comparable Sales Are Comparable

Two homes can have the same number of bedrooms, similar land sizes and sit only a few streets apart, yet achieve very different sale prices.

Position, aspect, renovations, floorplan, views, street appeal, school proximity and even the way a property is presented can all influence buyer perception and ultimately the result.

This is where local market knowledge becomes particularly important.

Looking at what sold nearby is only part of the equation. Understanding why one property achieved more than another is where the real insight lies.


The Market Is Always Moving

Property data is naturally backward-looking. It tells us what has already happened.

Buyers, however, are making decisions based on the market they're experiencing today.

Current competition, the number of similar homes available, recent buyer enquiry and even properties about to come to market can all affect the level of demand for your home.

An agent who is actively speaking with buyers every week has access to another layer of information, what people are looking for, what they're missing out on and where they're prepared to stretch their budget for the right property.


Price Is Also About Strategy

Understanding your home's likely value is important, but so is deciding how to take it to market.

Pricing too high can reduce urgency and cause buyers to overlook a property. Pricing without considering current competition can have the same effect.

The right strategy should create interest, encourage competition and give the property the best opportunity to achieve its full potential.

That strategy will be different for every home.


Start With a Conversation, Not Just a Number

Online estimates certainly have their place, but if you're genuinely considering selling, they should be viewed as a guide rather than a valuation of your individual home.

A considered appraisal combines recent comparable sales with current buyer activity, local knowledge and, importantly, an understanding of the features that make your property different.
